The type of Home Inspection(s) that the typical homebuyer in the state of Florida might need varies depending on loan type, insurance requirements, lender requirements, and buyer comfort level. Here are some of the more common reports a buyer might need:
1. General Home Inspection Report- This is a thorough report detailing the overall condition of the property. It is a visual, non-invasive inspection of the different components of the home, from roof to foundation, interior and exterior. Cosmetic deficiencies are not reported. Appliances are tested, as well as electrical, switches, outlets, windows, water, plumbing, attic, crawlspace, and much, much more. This inspection will take approximately 2-2 1/2 hours to complete, depending on the size and condition of the property. The cost of the report ranges from around $300-$500. 2. 4 Point Inspection- This is a commonly required insurance report. It will include the 4 major components of the home, and their operating status. The items inspected are the HVAC, Electrical, Plumbing, and Roof. This inspection usually takes about 45-60 minutes to complete depending on the size of the home and number of electrical panels, HVAC units, number of bathrooms, etc. This reports varies in price from $75 with a Home Inspection, to $175-$200 stand alone. 3. Wind Mitigation Report- Another commonly required insurance report. This report will document how well the structure can withstand wind, from how the roof is attached to the structure, to any window/door opening protections, such as hurricane shutters. This report usually takes about 30 minutes to complete. This reports varies in price from $75 with a Home Inspection, to $150-$175 stand alone. 4. Wood Destroying Organism Report (WDO or "Termite" Report)- This is a common lender required report and will document evidence of wood destroying organisms or unrepaired damage from them. This reports varies in price from $100-$150. This report must be on the state required form, and must be performed by a state licensed pest control technician. Most Home Inspectors are not licensed to perform WDO's in the state of Florida. Other inspections that are more for the comfort level of the buyer and offered by most Home Inspectors are: 1. Mold/Air Quality Test (approx $250-$300) 2. Infrared Thermography (approx $250-$300) 3. Manufactured Home Tie Down Inspection (sometimes Lender required; approx $450+) 4.
